Tribeca Loft

This duplex loft renovation sits on a quiet cobblestoned street in Tribeca, within a residential building originally constructed as a textile warehouse. The clients, a couple relocating from the West Village, sought a larger home suited to hosting family and friends. Originally conceived as a focused reworking of the primary suite, the project expanded incrementally to encompass a gut of the private spaces, including bedrooms, bathrooms, laundry, and storage. The scope ultimately extended to the shared spaces as well, with every surface throughout the home reconsidered.

A new floor plan and layered material palette brings cohesion to what had been a fragmented design language, balancing refinement with the building’s industrial origins. A microtopped concrete floor on the main level nods to the loft’s warehouse past, while a redesigned fireplace and stair introduce warmth suited for its more domestic present. In the kitchen, a curved stone island provides bar seating and softens the transition to the dining area. Thoughtful detailing throughout reflects the close collaboration between Threshold Office and interior designers, Tor & Co. The result is a home that feels eclectic yet composed, expressive without excess, and ready to be fully lived in.
